Step 1: Decide You're Ready to Buy

The first step isn't looking at homes — it's determining whether now is the right time to purchase. We'll discuss your goals, your timeline, and what you're hoping to accomplish through homeownership, whether you're buying your first home, upgrading for a growing family, downsizing, relocating, or purchasing an investment property.

Step 2: Prepare Your Finances
Understanding Your Buying Power
Before we begin touring homes, it's important to understand what you can comfortably afford. Preparing your finances early — reviewing your credit, budgeting, estimating your down payment and closing costs, and organizing your financial documents — helps eliminate surprises later and positions you to move quickly when the right home becomes available.

Step 3: Get Pre-Approved
Strengthen Your Position Before You Shop
A mortgage pre-approval is one of the most important steps in buying a home. A pre-approval provides a lender's estimate of how much you may qualify to borrow after reviewing your income, assets, debts, and credit history.

Step 6: Make an Offer
It's Time to Make Your Move
Once you've found the right home, I'll prepare a competitive offer based on current market conditions and comparable sales.

- Personal property included in the sale

Step 7: Negotiate the Contract
Getting You the Best Possible Terms
Most transactions involve some level of negotiation. My role is to negotiate on your behalf while protecting your financial interests.
Depending on the situation, we may negotiate:

- Closing date

Step 8: Under Contract
Congratulations!
Once your offer is accepted, your transaction officially begins. Several important deadlines now come into play.
During this phase we'll:
- Deliver earnest money
- Deliver option fee
- Schedule inspections
- Complete the option period
- Order the appraisal
- Continue loan processing
- Review title work
- Secure homeowners insurance
- Satisfy lender requirements
I'll coordinate with your lender, title company, inspector, and the seller's agent to ensure everything stays on schedule.
Step 9: Inspections & Due Diligence
Know What You're Buying
One of the most important parts of the buying process is learning as much as possible about the home's condition. A professional home inspection provides valuable information about the property's systems and components.
Common inspections include:

Step 10: Loan Approval & Appraisal
Finalizing Your Mortgage
Your lender will continue processing your loan while ordering an appraisal. The appraisal confirms the home's market value supports the purchase price.
During this phase your lender may request:

- Employment verification
- Additional documentation
Once all conditions have been satisfied, your lender will issue your final approval and you'll receive your Clear to Close.
Step 11: Final Walkthrough
One Last Look
Before closing, we'll complete a final walkthrough of the property. The walkthrough confirms:
- Repairs have been completed
- Appliances remain
- Fixtures remain
- The home is in substantially the same condition
- There are no unexpected issues
This is your opportunity to ensure everything agreed upon in the contract has been completed.
Step 12: Closing Day
Welcome Home!
Closing day is when ownership officially transfers from the seller to you.
You'll:
- Review closing documents
- Sign loan paperwork
- Submit any remaining funds
- Receive confirmation that your loan has funded
- Receive your keys
Congratulations — you are officially a homeowner!
